30 Semple Street Submitted for Planning

Working for Corran Properties on behalf of building owners The BBC Pension Trust and CBRE Global Investors, MLA have recently submitted for planning the proposed refurbishment, extension and new facades to 30 Semple Street in Edinburgh.

Many will know the existing property as Excel House, one of the first commercial offices within the Exchange Business District in Edinburgh. The original building was completed in 2001 and was designed by MLA (going by The Michael Laird Partnership at that time!).

The building no longer meets environmental standards for offices and there is an opportunity for the refurbishment of the building to greatly improve its sustainability in operation, occupier amenities and workplace structure to satisfy post-Covid occupier requirements.

Retention of the majority of the existing frame ensures that embodied carbon within the existing building is retained and not expended. We have re-located the core to the centre of the building, and the existing gas fired heating & cooling will be replaced with an efficient electric system, allowing plant to be relocated to the basement.

This allows for the reconfiguration of the floorplates and the addition of an upper floor, creating a drastically more flexible proposition for occupiers. There will also be a PV Array installed on the roof for on-site renewable energy generation. Combined with new amenities, we hope to provide the very highest specification of modern office accommodation and an exemplar of environmental performance.
